Realtor.com reported that 20.8% of listings nationwide had price cuts in September, the highest share since October 2022. That is the number to hold in your head. It does not describe every Huntsville street.

In ZIP 35802, the Real Estate Data Aggregator counted 95 homes sold in the three months ending August 31, 2026. Prices there rose 10.3% from the same months of 2025. Sellers averaged 98.5% of list price. That is not a market giving ground.

Nearly half of 35802 homes went under contract within two weeks. The Real Estate Data Aggregator put that share at 47.1%, up 10.8 points from a year before. Supply there fell to 3.3 months, down 1.1 months from 2025.

Rates make the backdrop harder

Realtor.com reported mortgage rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Higher rates slow buyers down. That matters when you price a home.

CNBC also reported pending sales on existing homes were down 8.5% year-over-year in September, according to Zillow. Nationally, Realtor.com counted active listings above 1.16 million, up 5.5% from a year before. More supply plus fewer buyers can mean more cuts. Just not in every ZIP code.

How each ZIP code compared

Where prices dipped

Two ZIPs saw median prices fall from a year before. In 35801, the Real Estate Data Aggregator showed a median of $439,950, down 4.4%. In 35810, the median was $195,000, down 4.9%. Both still saw more homes sold than a year before. A lower price did not mean fewer buyers.

In 35806, the median slipped 1.7% to $394,000. Still, sellers there averaged 98.8% of list price. That is the highest sale-to-list ratio of any ZIP in this data. Homes also moved faster, with median days on market 14 days shorter than a year before.

The national picture adds context

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month to month, prices rose 0.3% in July, seasonally adjusted. Huntsville's stronger ZIPs outpaced that national figure by a wide margin.

One street can read very differently from the whole ZIP code. A home near a school, a park or a busy road can land in a different part of the market than the numbers above suggest. If you want to know where your home sits, send me your address.
