One part of Huntsville stayed tight even with rates at 7.49%
CNBC reported the average 30-year fixed mortgage rate climbed to 7.49%. That slowed buyers across the country. Nationally, CNBC reported mortgage purchase applications fell 15% from a year ago. But in ZIP 35816, buyers kept moving. That is the one fact that changes what a seller here should think about timing.
The Real Estate Data Aggregator counted 44.1% of homes in 35816 going under contract within two weeks of listing, for the three months ending August 31, 2026. That is the highest two-week contract share of any ZIP code in this data. It jumped 28.7 points from the same period a year before.
Why 35816 moved faster than the rest
Supply was the lowest here. The Real Estate Data Aggregator measured just 2.9 months of supply in 35816 for the three months ending August 31, 2026. That is down 1.7 months from a year ago. Fewer choices for buyers means the homes that do list get attention fast.
The Real Estate Data Aggregator showed the median sale price in 35816 at $192,000 for the three months ending August 31, 2026, up 17.6% from a year before. Homes sold in 38 days at the midpoint. That is 46 days shorter than the same period last year.
How the other ZIP codes compared
Not every part of Huntsville moved at the same pace. Here is how the Real Estate Data Aggregator measured months of supply and two-week contract share across the five ZIP codes with full data, for the three months ending August 31, 2026.
ZIP 35802 had the highest two-week contract share at 47.1%, per the Real Estate Data Aggregator. Its months of supply sat at 3.3, also tight. Homes for sale there fell 15.7% from a year ago. The median sale price in 35802 was $424,700, up 10.3% from a year before.
What the rate environment means here
CNBC reported that refinance applications dropped 56% from a year ago. Higher rates are real. But in the tightest ZIP codes, buyers are still competing. In 35802, 23.2% of homes sold above list price, per the Real Estate Data Aggregator. That is up 6.7 points from a year ago. In 35806, 20.6% sold above list, up 5.8 points.
Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest since October 2022. That is not the picture the Real Estate Data Aggregator shows in 35816 or 35802. Those two ZIP codes are moving differently from the national trend.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Locally, 35802 was up 10.3% and 35816 was up 17.6% over the same annual window. Not every ZIP code matched that. The Real Estate Data Aggregator showed 35801 down 4.4% and 35810 down 4.9% over the same comparison.
A small honest note
Not every home sold fast. The Real Estate Data Aggregator counted 63 median days on market in 35805 for the three months ending August 31, 2026. Supply there rose 0.1 months from a year ago. That is a different market from 35816, even though they share the same city.
- For the three months ending August 31, 2026, ZIP 35816 had the least supply in Huntsville at 2.9 months, per the Real Estate Data Aggregator.
- Nearly half of homes in 35802 went under contract within two weeks.
- Even with CNBC reporting a 7.49% average mortgage rate, those two ZIP codes kept moving.
- Prices dipped in 35801 and 35810, so the story is not the same everywhere.
One street can read very differently from the whole ZIP code. The numbers above are medians and shares. Your home's position depends on its block, its condition and its price point. I am happy to look at what is closest to you.
